The documents you need for a mortgage pre-approval

The core list

Photo ID for every borrower. Your last thirty days of pay stubs. Two years of W-2s. Two months of bank statements for every account you are using, every page, even the blank ones.

If you are self-employed

Two years of personal tax returns and, depending on how your business is set up, business returns as well. A year-to-date profit and loss statement is often requested too.

What slows a file down

Large deposits nobody can explain, missing statement pages and new credit opened in the middle of the process. Tell us about anything unusual up front and it is rarely a problem.

Then what?

Once the documents are in and credit is reviewed, you get a pre-approval letter you can put in front of a seller. That letter is what makes an offer in South Florida competitive.
