Nine ways to finance a Florida home

Most people arrive knowing the house and not the loan. That is fine. Tell us what you are buying and how you want to pay for it, and we match the program to you.

FHA Loans

A mortgage insured by the Federal Housing Administration, with credit and down payment guidelines built for people buying their first home.

Canal-front homes and palm trees reflected in still water at dusk

Conventional Loans

A mortgage that is not insured or guaranteed by the government, following the guidelines Fannie Mae and Freddie Mac set for conforming loans.

How it works
A South Florida house silhouetted against an orange sunset

VA Loans

A home loan guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, active-duty service members and surviving spouses.

How it works
A waterfront Florida estate lined with royal palms

Jumbo Loans

Financing for homes priced above the conforming loan limit, where the credit, reserve and documentation standards are higher.

How it works
A kitchen under renovation, cabinets and counters wrapped in plastic

FHA 203(k) Rehab Loans

One FHA-insured loan that covers the price of the home and the cost of the repairs, so a house that needs work stops being a house you cannot finance.

How it works
A blue condominium tower behind palm trees and a tiled roof

Foreign National Loans

Financing for buyers who are not U.S. citizens or permanent residents and want a home, a second home or an investment property in Florida.

How it works
A bright open kitchen with a waterfall island and pendant lights

Refinancing

Replacing your current mortgage to change the rate or term, take cash out of your equity, or move off an FHA loan, including the FHA Streamline refinance.

How it works
A modern white home with palm trees and a stone walkway

DSCR / Investor Loans

A loan sized on the property's rental income instead of your personal income, built for investors buying or refinancing rental properties.

How it works
A single-story South Florida home at dusk, palm trees and lit windows

Reverse Mortgages

A federally insured loan that lets homeowners 62 and older convert part of their home equity into funds they do not have to repay while they live in the home.

From the first call to the keys

Four steps, and at each one you know what happens next and what we need from you.

1

Talk it through

Call, or start the application online. We ask what you want to buy or refinance, and what you want the payment to be.

2

Get pre-approved

Your documents, your credit and a pre-approval letter you can put in front of a seller.

3

Placed and processed

As a broker we place the loan with a lender that fits the file, then handle the appraisal, title and underwriting conditions.

4

Close

We go through the closing disclosure with you before the day, so nothing on it is a surprise.

Who we finance

First homes, second homes and everything between

FAQ

Questions people ask

Are you a lender or a broker?

We are a licensed mortgage broker, NMLS #1220788. That means we work with more than one lender and place your loan with the one whose guidelines fit your file.

Can I apply online?

Yes. The secure online application takes your details once, and we call you to go through it. If you would rather talk first, call the office.

What do I need to get pre-approved?

Photo ID, recent pay stubs, W-2s or tax returns, and bank statements. The full list is on the apply page.

Do you work with first-time buyers?

Yes, and a lot of our reviews come from them. We explain every step, including the ones nobody asks about until closing day.

How long does it take to close?

It depends on the loan, the appraisal and the title work. We give you a realistic timeline when you apply and keep you updated as it moves.

Do you only lend in Coral Springs?

No. The office is in Coral Springs, and we work with buyers and homeowners across South Florida.
